FINANCING
Financing is an important aspect to purchasing real estate. Kennedy Wilson suggests that each bidder explore their purchasing power prior to placing a bid and entering into a purchase contract. Lending representatives will be available to discuss individualized financing options for each transaction and to provide a pre-qualification service. Financing options may include excellent forms of conventional and government sponsored loan programs including FHA allowing lower down payments.
Eligibility to be bid at a Kennedy Wilson auction may require:
- Registration before or on auction day.
- Pre-qualification letter from the seller arranged lender.
- Good faith earnest money deposit on hand auction day in the form of cashier’s and personal checks.
Some incentives may apply for using the seller arranged lender. Check each auction listing to locate a lending representative to discuss available financing options and to be prequalified.
All financing is subject to the buyer’s credit approval, completion of all loan documents and a property appraisal. Neither the seller or Kennedy Wilson make any representation or warranty that the prospective buyer of a home will qualify for purchase financing from the seller arranged lender or any other third party lender, even if the lender is recommended by any person or company associated with the auction. Neither the seller or Kennedy Wilson make any representation or warranty on the availability of financing for a property nor that the property qualifies for any loan program whatsoever. The buyer may choose to finance their purchase with a lender other than the seller arranged lender (“third party lender”). Buyers using third party lenders and cash buyers may be required to be pre-qualified by the seller arranged lender and to show proof of liquid funds in order to be eligible to bid on auction day. Not all purchases are contingent on financing or the appraisal. Check each auction listing for terms, conditions and restrictions.
